The Orange County Board of County Commissioners will be hosting a public hearing on July 25 for a land use amendment request. The applicant is requesting to rezone 22 acres from A-1 to Planned Development in order to construct 296 apartment units and up to 87,120 square feet of commercial space.
The property is located along Avalon Road, south of Grove Blossom Way, the entrance road to The Grove Resort.
Additionally, 5 waivers are requested from Orange County Code. Four of the waivers are related to the request of a maximum height of 5 stories and 65 feet, such as being within 100 feet of a zoned single family property and to vary building height per Orange County Code. The fifth waiver requests a parking ratio of 1.43 spaces per 1 bedroom unit and 1.9 spaces per 2 or 3 bedroom units, in lieu of 1.5 spaces per 1 bedroom and 2.0 spaces per 2 or 3 bedroom units.
Initially the request was submitted for 342 units, but was downgraded to 296 units during the Planning and Zoning Commission hearing, as the property calculation for upland acreage only supported 296 units.
A right-of-way agreement and a proportionate share agreement will be required to address the impacts of the project, which must be approved by the BCC during the initial Development Plan proposal.
