A request has been submitted to Orange County to update the future land use map and rezoning for a 5.6 acre parcel in the Avalon Rural Settlement. The applicant is requesting to built 2 single family homes and a 3,000 square foot feed & seed store on the parcel. In the Avalon Rural Settlement, 1 home is required to be built on 5 acres, and this application requests approval for 1 home on 2 acres. The rezoning request states:
Request to amend the future land use from Rural Settlement 1/5 (RS 1/5) to RS 1/2 on 4.28 acres and RS-Commercial on 1.32 acres to allow for one unit per two acres and non-residential use on a 1.32 acre portion at the southeast corner of the property. Concurrent request to rezone approximately 1.32 acres from A-1 to PD to allow the P-O (Professional Office District) uses not to exceed 3,000 SF; or the following C-1 (Retail Commercial District) uses not to exceed 3,000 SF: a feed & seed store or nursery. The site is 5.6 acres.

A public hearing will be conducted in front of the Planning and Zoning Commission on Thursday, February 15. The agenda has this item slated for 10:00am, immediately after the hearing on the Disney’s 1,410 Unit Attainable Housing Complex.
