A planned development substantial change request has been received by Orange County and is now in the public review and comment period. The below is included in the notification from the County.
This request is to split Parcel 12B into two (2) parcels, 12B and 12C, change the Special Planning Area designation from Townhome to Village Center on new Parcel 12C, allocate 100,000 square feet of non-residential uses to Parcel 12C for a self-storage facility, reduce the townhome units from 89 to 81 units, and add a 0.23 acre upland greenbelt tract. Additionally, one (1) waiver from Orange County Code Section 38-1387.1(a)(10) to allow for a fourteen (14) foot building separation between interior townhome buildings, in lieu of twenty (20) feet is associated with this request.
A public hearing for this request will be held before the Orange County Board of County Commissioners (BCC). The public hearing will be advertised in the Orlando Sentinel. Please note that the hearing date is tentative and subject to change.
What type of activity or development could take place on the subject site today?
The current PD allows for 340 multi-family units on parcel 12A and 89 townhome units on parcel 12B for a total of 429 units.
What type of activity could be considered if the request is approved?
If the applicant’s request is approved the Planned Development would be able to be developed with 340 multi-family units on Parcel 12A, 81 townhomes on Parcel 12B, and a 100,000 square foot self-storage facility on Parcel 12C.
The parcel 12A is already under development for the previously approved 340 apartments and no changes will take place to 12A. The number of Townhomes will decrease compared to what is already approved for the property. This request was approved by the Orange County Public Schools, even though existing schools are over capacity, but will receive relief schools in the next few years. Permits can be reviewed through Orange County for parcel 08-24-27-0000-00-006 under CDR-20-05-128.
