A 15-year high has been set for housing inventory in the greater Orlando market, with the Winter Garden and Windermere areas also seeing increased availability.
In 34787 (Winter Garden & Horizon West), the median home sold price was $560,955, reflecting a 1.3% decrease compared to the previous year, according to Rocket Homes. The median price per square foot stood at $252.
In 34786 (Windermere & Horizon West), home prices have seen slight increases. The median home sold price was $765,000, marking a 0.5% increase from the previous year, with a median price per square foot of $277, according to Rocket Homes.
Both zip codes are currently classified as a buyer’s market, meaning homes may stay on the market longer, providing more opportunities for negotiation. As of February 2025, a total of 1,172 homes were available for sale between the two zip codes.
While mortgage rates remain stable, both buyers and sellers can find significant savings by reducing transaction costs. Real estate commissions have historically ranged from 5% to 6% of a home’s sale price. However, these commissions—split between the buyer’s and seller’s agents—are negotiable.
Many real estate agents and brokerage firms now offer discounted rates or flat-fee services to lower costs for sellers, such as 3% commission models or flat fees of $5,000 for listing services.
For example, on a $600,000 home sale, a traditional 6% commission would amount to $36,000 in fees. Choosing a discounted commission model could yield significant savings for sellers.
With increased home inventory in the market, both buyers and sellers should thoroughly research all aspects of their transaction, including shopping for the lowest mortgage rate and considering low-commission agents to maximize their investment.
